This is a story of perseverance…
My client was renting in the same townhouse complex and the landlord gave her notice that she needed to move out in 60 days with her family. She was really worried as she has 2 kids that need to stay in the same schools.
We started looking right away and found a unit across from her that was for sale. We offered on it but our offer was not accepted.
The unit next door came up for sale a few days later and we aggressively pursued this one as inventory is limited. We beat out multiple offers! Here's what outbidding entailed:
- flexible in our closing date
- had the lender call the listing agent to verify buyer's ability to purchase
- sent a personal note and pics from the buyer
After inspections I negotiated for a significant decrease in price (~$10k), and came in less than we would have paid for the unit next door. Now my buyer is doing her own renovations on her fantastic new home!
When one door closes, another opens.
